Primary Purpose of Organizational Unit:

Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. The Life Safety Services section is a specialized unit within the Building Services Division of Facilities Services. This section is comprised of the Life Safety/Electronic-Specialty Shop, the Access Control/Key Shop, and the Emergency Generator Shop. This organizational unit delivers a high level of maintenance and support to safeguard human life, property, research, and other critical areas of significant financial and time investments for the entire University campus community including: all residence halls, classrooms facilities, research lab facilities, athletics facilities, medical school facilities, and offices facilities. These areas include but are not limited to: the Central Alarm Receiving System (CARS), all fire alarm detection and suppression systems, security and CCTV systems, key control, accessibility controllers, Biometric and Card Access, equipment alarm systems, and backup power emergency generators. Additionally, this unit supports all facets of Facilities Services, Energy Services, Environment Health & Safety, Public Safety, Facilities Planning & Construction, and Residential Student Housing in their efforts to support the campus community, all of which contribute to the University's mission of teaching, research and public service.

Position Summary:

A SIGN-ON BONUS OF $6,890 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:$3,445 WITHIN 30 DAYS OF HIRE DATE & $3,445 12 MONTHS AFTER HIRE DATE.

Supervise the multifaceted operations of the 2nd Shift Specialty Systems Preventive Maintenance Shop that serves as first responders to nighttime emergency requests. The shop is comprised of fire/equipment preventive maintenance, fire sprinkler/suppression preventive maintenance, lock and hardware preventive maintenance, and HVAC air handler system preventive maintenance. Supervisor will perform efficiency studies that compare workflow, work processes, available man hours and trending equipment and work methods to evaluate areas of reliability or possible failure. The position will need to build a training plan to ensure that staff training is current on the latest equipment, its best uses, as well as the most up to date installation practices. The position will be expected to train, counsel, take disciplinary action with employees as needed as well produce written annual performance documents. The supervisory functions include but are not limited to planning, scheduling, and the assigning of workloads to ensure the best shop productivity in all areas. Works with technicians to organize and expedite emergency work orders. Ensures the timely completion of preventive maintenance work orders to maintain code compliance and equipment dependability. Position will be expected to exercise a high level of independent decision-making and responsibility to retain compliance with university, state and federal laws, codes, ordinances, and policies. This position is additionally responsible for ensuring employee training is kept current and in compliance with the NC State Board of Examiners, the Occupational Safety and Health Administration (OSHA), Americans with Disabilities Act (ADA) the National Institute for Certification in Engineering Technologies (NICET), and product manufactures factory certification requirements. This position evaluates opportunities for cross training, assignment of staff across service areas, and career development programs which enhance the shop's ability to effectively respond to changes-in-mission and organizational needs. Position will need to form and maintain strong working relationships with the campus police department as well as the IT department to ensure a path of continuity.

Minimum Education and Experience Requirements:

Associate's degree in electronics and three years of progressive experience in the maintenance and repair of complex electronic systems and the design of electronic apparatus; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.

Required Qualifications, Competencies, and Experience:

Progressive experience in the maintenance and repair of complex electronic systems and the design of electronic apparatus. The ability to obtain the following licenses within two years of employment: NICET Level II Certification in Inspection and Testing of Water-Based Protection Systems. NICET Level II in Fire Alarm Systems. Knowledge, skills and abilities in fire alarm/security systems as well as fire sprinkler systems: ability to provide supervision, direction and motivation to the Life Safety systems/electronic staff as well as the HVAC and locksmith personnel. Demonstrated commitment to customer service: a continuous quality improvement focus: responsive supervisory skills with the ability to motivate staff and promote a safe and respectful environment, excellent communication skills, and ability to make sound decisions and provide timely direction for assigned staff. Demonstrated focus for improving responsiveness to emergencies. Ability to serve as a mandatory employee and report to work in support of essential (mandatory) university operations, during adverse weather or other emergency conditions, including but not limited to health emergencies or other issue which may require the university to close. Valid North Carolina Driver's License or ability to obtain one prior to start date.

Preferred Qualifications, Competencies, and Experience:

Progressive experience in an institute of higher education with recent experience in fire alarm/sprinkler systems.Experience in supervision, budgeting, work planning, experience integrating various electronic security systems into facilities maintenance groups, experience integrating current technologies into a facilities maintenance operations group, experience with access control systems, and experience in conducting system operational testing, inspections, and commissioning, during and after new building construction with all aspects of fire alarm systems, fire sprinkler systems, smoke purge systems, elevator capture testing, HVAC equipment, access-control equipment, and door hardware. Certification from a door hardware institute, certifications from multiple fire alarm manufactures, and certifications for backflow prevention testing.

Required Licenses/Certifications:

The ability to obtain the following licenses within two years of employment: NICET Level II Certification in Inspection and Testing of Water-Based Protection Systems. NICET Level II in Fire Alarm Systems.

Special Physical/Mental Requirements :

Ability to stand for long periods of time, work from personnel lifts. Climb ladders and/or work from scaffolding at least 10 feet high. Ability to crawl under buildings, enter manholes and/or work in confined spaces. Ability to stop and squat, move objects of at least 40 pounds with or without reasonable accommodations.
