Our team:

The Building Engineering Trades are an integral part of maintaining and improving the core systems of the architectural structures on campus. As part of the Buildings and Ground Maintenance (BGM), the Electric, HVAC and Plumbing shops provide a range of services to academic, research, library and special University facilities which include the following:

24 Hour Emergency Response Routine
Maintenance New System Design & Installation
Repairs & Alterations to Existing Systems

Summary of Job Description:

Under the guidance of BGM/LBRE Leadership, the Supervisor is responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Supervisor must ensure the highest level of professionalism, while meeting the client's needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.

**Primary Responsibilities:

  • Build and lead a team of technicians to develop and deploy the process automation and control system
  • Provide training, mentoring and leadership to process controls and instrumentation technicians
  • Ensure direct reports comply with safety policies, procedures, and best practices
  • Work with technicians to implement instrumentation and calibration
  • Stay abreast of the latest Control Applications and latest industry trends
  • Ability to read and write Sequence of Operations in logic and verbally
  • Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), Electrical (lighting, UPS, PDU, generators, primary switch gear), (Plumbing, Process Systems, Process Gases, Heating/Cooling Loops).
  • Utilize district/zones/BGM staff and contracting with outside vendors as necessary.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive, and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies.
  • Partnership in ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices.
  • Achieve and maintain KPIs targets.

Other Job Functions

  • Perform automation, instrumentation, and control engineering design services for existing facility projects, including upgrades and capacity expansions, equipment upgrading and replacement.
  • Produce and review design drawings and specification documents
  • Generate, execute, and review Installation, Operational, and Performance Qualification protocols.
  • Generate, review, and approve GMP - general maintenance program- Lifecycle Documents (e.g. risk documents, trace matrices, periodic review, etc.)
  • Initiate, execute, and track progress of change records.
  • Support the start-up and troubleshooting of automation and critical process utility systems.
  • Adhere to site SOPs and WIs for daily and project deliverables and provide improvements to business processes.
  • Support inspection activities to present automation design and qualification deliverables.
  • Attendance and participation in department and staff meetings.
  • Ensures the integration of environmental health, safety, and security into the business processes, systems, and programs while reporting safety and environmental incidents including injuries, illnesses, and safety suggestions within one's functional area. Fosters a positive safety culture in which no one gets hurt.
  • Analyze existing workflows or manufacturing procedures and suggest improvements

Qualifications

  • 10+ years BMS or related work experience, including supervisory experience
  • Experience of 5+ years managing a crew
  • 5 years critical environment experience. High-density data center experience a plus.
  • 5 years' experience with Building Commissioning and tuning
  • Experience managing major electrical shutdowns strongly desired.
  • Understanding of critical power systems including, UPS, PDU, ATS, STS, and generators preferred but not required.
  • Understanding of various plumbing systems preferred but not required.
  • Experience work with Collective Bargaining Unit
  • Working knowledge of computer applications including Word and Excel
  • Excellent customer service skills mandatory.
  • Demonstrated ability to communicate clearly and professionally.
  • Excellent writing skills required.
  • Experience in a higher education or university environment preferred but not required
  • Bachelor's degree in engineering or other appropriate technical area, or combination of technical education, training, and experience.

MINIMUM REQUIREMENTS:

Education & Experience:

Bachelor's degree in engineering or other appropriate technical area, or combination of technical education, training, and experience. Two or more years of experience managing facilities operations and maintenance staff in an environment with a variety of building types (administrative offices, classrooms, laboratories, residential & dining facilities, auditoriums, etc.).

Knowledge, Skills and Abilities:

  • Knowledge of environmental and safety rules, regulations, and policies. Ability to conduct job site inspections to ensure compliance.
  • Demonstrated ability to work and communicate effectively with others.
  • Demonstrated experience managing service contracts.
  • Demonstrated experience developing and managing budgets.
  • Demonstrated experience planning, developing, and implementing programs.
  • Ability to interpret planning specifications, documents, working drawings, and related reports.

PHYSICAL REQUIREMENTS*:

  • Frequently sitting, perform desk-based computer tasks, lift/carry/push/pull objects that weigh up to 10 pounds.
  • Occasionally stand/walk, twist/bend/stoop/squat, grasp lightly/fine manipulation, use a telephone, lift/carry/push/pull objects that weigh up to 11-20 pounds.
  • Rarely kneel/crawl, climb (ladders, scaffolds, or other), reach/work above shoulders, grasp forcefully, writing by hand, sort/file paperwork or parts, lift/carry/push/pull objects that weigh >40 pounds.

WORKING CONDITIONS:

  • Requires 24-hour response availability seven days per week for emergency situations.
  • May be exposed to noise > 80dB TWA.
  • May working at heights 4 - 10 ft.

The expected pay range for this position is $109,000 to $149,000 per annum.

The pay offered to a selected candidate will be determined based on factors such as (but not limited to) the scope and responsibilities of the position, the qualifications of the selected candidate, departmental budget availability, internal equity and external market pay for comparable jobs.
